If yours is a three-bedroom home in a middle-class
neighborhood, its basic value will be approximately the same
as what other three bedroom homes in the area are selling
for. But a buyer may be willing to pay more for your house
if he or she can assume your current mortgage, or if you are
prepared to provide Seller financing.
Start by comparing your home to similar homes recently sold
in your vicinity, and then find ways to add value. For
example, show a home inspector's report, proving that the
house has just been inspected and everything is in
A-1 condition.
Also keep in mind that you can usually achieve a higher home
selling price in the spring or summer, because that is when
more people move than at any other time of the year. This
holds true most anywhere, except in year-round sunny states
like California and Hawaii.
